Charlotte developer plots mixed-use project in northern Mecklenburg County

A site plan available in Huntersville town documents shows the project would include 268 apartments, 125 age-restricted multifamily units, 35 townhomes and 25,000 square feet of commercial space.

It appears a local developer is planning a mixed-use project north of Huntersville. The developer's rezoning request will go before local leaders for approval in the coming weeks.

Charlotte-based CapRock is seeking to rezone a 38.1-acre site between Huntersville and Davidson in the community of Caldwell. Huntersville town documents show the developer is plotting a mixed-use project for the site, which is located on Caldwell Station Road. The project would include a range of housing types and commercial space, according to a site plan available in town records. It would be named Caldwell Crossing.

On Monday, the Huntersville Board of Commissioners voted to continue a public hearing for the project on Aug. 16. It's the first of multiple key dates for the project's approval. According to the town website, the rezoning request is currently scheduled to go before the planning board for its recommendation on Aug. 24. The website also shows the request would go before the board of commissioners a second time on Sept. 20.

According to the site plan, the project calls for 268 multifamily units, 125 age-restricted multifamily units and 35 townhomes. In addition to the housing, there would be 25,000 square feet of commercial space. The 268 apartment units would be split between nine buildings, with all 125 age-restricted units in one building. The commercial space is being planned to include two 12,500-square-foot buildings.

The site plan was issued on May 3, documents show, with revisions made after town comments on July 16. A neighborhood meeting for the project was held on June 30, according to the town's website.

If Caldwell Crossing moves forward, it would add to the rapidly growing pipeline of mixed-use projects proposed in the areas of Mecklenburg County north of Charlotte.

Elsewhere in Huntersville, plans for Vermillion Village have been approved, which include over 300 residential units and commercial space. Raleigh-based Magnolia Development Co. is also plotting a mixed-use project just off Davidson-Concord Road.

Cornelius has seen strong interest for new mixed-use projects also. Olde Mecklenburg Brewery founder John Marrino is proposing Greenway Gartens, which calls for a brewery, beer garden, nearly 400 apartments, 50 townhomes and commercial space. And, Charlotte-based Proffitt Dixon Partners is targeting a site near Greenway Gartens for a mixed-use development called Caroline. MPV Properties is also proposing a mixed-use project near downtown Cornelius.
